A city of houses that never had gutters

The median Goodyear home was built around 2007. That is recent enough that the housing stock is genuinely uniform: tile roofs, frequently two storey, sound fascia, tight lot spacing, and almost none of it delivered with gutters.

That uniformity is good news for a quote — there are rarely surprises behind the fascia the way there are in a 1960s Mesa ranch home. What it means instead is that nearly all our Goodyear work is first-time installation on a house between fifteen and twenty-five years old whose owners have watched the same three spots erode every monsoon since they moved in.

Goodyear questions

My house is only twenty years old. Surely it does not need gutters?
Age is not the issue — it was almost certainly built without them. Gutters are a routine cost saving on Arizona tract construction. Twenty years of roof water landing in the same places is exactly how fascia rot, side-yard erosion and sinking pavers develop.
Why do you keep mentioning drainage?
Because Goodyear is flat. Gutters collect roof water and concentrate it into a few downspouts, and on ground with no fall that concentrated water sits rather than running away. Gutters alone frequently do not finish the job here, and we would rather say that at the estimate than have you call us back in August.
Two-storey — does that cost more?
Yes, and any contractor who prices it the same as single-storey is absorbing the difference or cutting something. Height changes the equipment, the setup, the crew time and the safety requirements.
Do you work in PebbleCreek?
Yes. It is older stock than most of Goodyear and largely a 55-plus community, so the priorities are usually different — less about the cheapest install, more about a system that does not need seasonal attention.
