For property managers & hoas

One licensed contractor for gutters across the whole portfolio.

You do not need a gutter company. You need one you can call every time without re-vetting anyone.

What usually goes wrong

The four things a bad gutter sub costs you.

01

A new vendor for every property

Different contractor per building means different insurance certificates, different invoicing, different quality. And you are the one holding it together.

02

Emergency calls in monsoon season

Overflow damage does not arrive politely spread across the year. It arrives in July, on several properties at once, on the same afternoon.

03

Deferred maintenance that becomes capital expense

A blocked gutter is a cheap fix. The fascia rot, the eroded landscaping and the water intrusion it eventually causes are not.

04

Tenants

Work has to happen without a stream of complaints about access, noise and mess.

How we work instead

  • One licensed contractor — Arizona ROC CR-45 — across residential and commercial properties in the portfolio.
  • COI and additional insureds on file, updated without being chased.
  • Scheduled around tenants. We keep the site clean and we are in and out.
  • Pre-monsoon inspection across multiple properties in one pass, so problems get found in May rather than reported in July.
  • Honest triage. If a building needs clearing rather than replacement, we say so — a vendor who upsells you once is a vendor you stop calling.
  • Antonio answers the phone directly.

Scopes we take

  • Portfolio-wide gutter inspection and condition reporting
  • Repair and replacement across multiple properties
  • New seamless installation
  • Scuppers and overflow provisions on flat and parapet roofs
  • Gutter guards where vegetation makes clearing recurring
  • Site drainage — drain lines and French drains
  • Pre-monsoon clearing programmes
  • Multi-unit and HOA common-area work

Before you award anything — to anyone

Arizona licences are classification-specific. Ask for the number and the classification, not just the number, and check it at roc.az.gov. A residential-only sheet metal classification (R-45) does not authorise commercial work.

Ours is #365076, CR-45 — commercial and residential. Look it up before you call us, not after.

How to hand us a job

  1. Call Antonio directly at (480) 978-7995. No dispatch, no form queue. Trade scopes move faster on the phone.
  2. Send the address or the plans. We can give a preliminary number off drawings or a quick look.
  3. We walk it. Exact scope and price in writing, plus a COI if your contract needs one.
  4. We schedule around you. Tell us the window and who else is on site.

Questions

Can you work across several properties on one agreement?
Yes, and that is usually the sensible way to do it. One scope, one insurance certificate, one point of contact.
Do you do pre-monsoon inspections?
Yes, and late May or early June is the right window. A trough that has been collecting litter since spring is at its worst exactly when it first has to perform.
How do you handle tenant access?
Most gutter work happens entirely outside and does not need interior access. We schedule around notice requirements and keep disruption short.
Will you tell us when something does not need replacing?
Yes. Recommending a clear-out over a replacement costs us a job today and keeps the relationship. That is the trade we would rather make.
